Beginning April 1, 2018, if a consumer is buying a new condominium in Alberta from a developer – an Alberta lawyer must hold the buyer’s purchase deposit in trust while the condominium is being built. Service Alberta announced this change in October 2017.

Prior to April 1, a real estate brokerage or the condominium developer could hold a buyer’s deposit in trust. Real estate professionals who are representing buyers during their purchase of a new condominium from a developer should confirm the developer uses a lawyer who is an active member of the Law Society of Alberta, and that they operate a trust account under the Legal Profession Act. The apartment segment of the market continues to face elevated inventory levels, despite improved sales. With months of supply remaining elevated at 5.9, downward price pressure persisted in February. The apartment benchmark price totaled $269,200, down 0.26per cent from last month and over five percent lower than levels recorded last year in February.

The attach (townhomes) sector recorded some improvements in sales, along with easing inventory levels. However, price adjustments are still occurring for row properties, with semi-detached product demonstrating some stability.

For the fourth consecutive month, housing inventory levels have recorded year-over-year declines. At 4,112 total units, January's inventory was 18 per cent below last year's levels. 

January sales totaled 947 units, 24 per cent above last year, but 21 per cent below 10-year averages for the month. Sales activity improved across all product types, but only when compared to the near record lows that occurred in January 2016. The detached segment of the market is demonstrating the most improvement.  Sales activity totalled 584 units in January, a considerable improvement over the 466 sales recorded last year. Inventories have also declined pushing the months of supply to 3.2 months well below the 5.4 months recorded in January 2016.
